Our Lettings Services to Landlords

Depending on how much you want to be involved with the management of the property as a landlord, there are a variety of services that we offer to take some of the burden away from the landlord. Although every letting agent is different, these are the services we offer.
Tenant find: One of the most basic services is tenant find, where we will find a suitable tenant to rent your property. This usually means taking professional photos and floor plans of the property and advertising it in the appropriate locations, such as online property portals and local newspapers. We can also arrange and attend viewings of the property, conduct any referencing or right-to-rent checks, set up a tenancy agreement to be signed by both the tenant and the landlord which is legally enforceable and we can create an inventory of the property for accurate and fair deposit deductions at the end of tenancy.If you only choose this service you will be able to find a tenant to rent the property, then manage the ongoing aspects of the tenancy such as rent collection, maintenance, property inspections and deposit disputes yourself.
Rent collection: This service is sometimes added onto tenant find service. Here we will collect and protect the deposit, collect the rent from the tenant and can will chase up rent arrears, serve notices or inform/advise you of next steps for tenants that do not pay rent. We can also offer insurance that protects your income in the case of rent arrears.
Fully managed: This service is where we manage your property completely, taking on most tasks that usually fall to the landlord. This includes finding the tenant and collecting their rent, but also corresponding with the tenant directly throughout the tenancy, organising maintenance, inspecting the property, inventory creation and any deposit disputes.
